Non-warrantable condos, condotels and buyers from overseas.
Miami's condo towers and international buyers create loans that most lenders won't touch. What Neil finances in Miami
Built for Miami's condo market.
Most Miami purchases are condos, and a large share of buyers live abroad or earn income that doesn't fit a W-2. Those are Neil's core loans.

Lending in Miami-Dade
Where Neil's Miami buyers are purchasing.
Miami condo financing depends on the building. Rental restrictions, the share of units owned by investors, the HOA's reserves and whether the tower runs a hotel program all decide which loans are available, sometimes more than the buyer's own credit.
Neil checks the building before you go under contract. If it won't qualify for a standard loan, he tells you up front and lines up a portfolio or non-QM option so the deal doesn't stall after the inspection.

Questions
Miami-Dade County mortgage questions, answered.
Who finances non-warrantable condos in Miami?
Neil Bourdelaise, NMLS #476326, with Main Street Home Loans finances non-warrantable condos throughout Miami-Dade, including Brickell, Downtown, Edgewater, Miami Beach, Sunny Isles and Aventura. He works with portfolio and non-QM lenders that review the building directly instead of relying on Fannie Mae or Freddie Mac approval. His South Florida office is at 35 SE 6th Ave, Delray Beach, FL 33483.
Can I get a mortgage on a condotel in Miami?
Yes, through specialty lenders. A condotel is a condo unit inside a building that operates like a hotel, with a front desk, short-term rental program or daily cleaning service. Standard lenders won't finance them. Condotel loans usually need a larger down payment, and the lender reviews the rental program and the building's finances. Send Neil the building name and he can tell you what's available.
How can a foreign national get a mortgage to buy a condo in Miami?
Foreign national programs let buyers without U.S. credit or a Social Security number finance a Miami second home or investment property. Lenders typically ask for a valid passport and visa, proof of income and assets from your home country, reserves held in a U.S. or foreign account, and a larger down payment than a U.S. buyer would need. Neil works with buyers from Latin America, Canada and Europe.
Why are some Miami condo buildings hard to finance?
Common reasons are high investor or short-term rental ownership, pending litigation against the association, low reserves, large special assessments, a single entity owning many units, or a building that is still in construction or sell-out. Since the Surfside collapse, Florida's milestone inspection and structural reserve requirements have added scrutiny for older buildings. Neil reviews the condo questionnaire and budget early so there are no surprises.
Can I buy a Miami investment condo using rental income instead of my personal income?
Yes. A DSCR loan qualifies the property on its expected rental income compared with the mortgage payment, rather than on your tax returns. It's a common choice for investors buying Miami condos. Rental restrictions in the building matter, so Neil checks those along with the numbers.
Does Neil Bourdelaise have a Miami office?
